This listing presents a rare and promising opportunity. The lots are located on Playa
Langostino Beach, just 20 minutes from the renowned surf breaks of Playa Pavones to the
south and Playa Zancudo to the north.

What is for sale is a newly established corporation, formed only one year ago, which holds
possession rights to a lot within the maritime zone along Costa Rica’s southern coast. These
rights have been officially registered with the local municipality, confirming the corporation
as the sole possessor of this land.
The property spans approximately 715 m2. On the eastern border lies a pristine estuary and
mangrove ecosystem, showcasing Costa Rica’s rich natural beauty. Because this land is
situated between the beach and the mangrove, it is protected under Costa Rica’s
environmental regulations managed by MINAE (the Ministry of Environment and Energy).

Currently, the land can only be used for lightweight, non-permanent structures, such as a
container home or a mobile home that can be relocated without fixed foundations. I have
experience building such structures in other areas of Costa Rica and can share concept
designs with interested buyers.
There is also a submitted environmental project plan, designed by the corporation’s
environmental engineer, to develop an eco-friendly, sustainable structure on the site.
Although the current use is limited, the plan aims to allow more permanent and
environmentally compliant structures in the future, pending approval.

What do you know about

At present, the Golfito municipality has not yet adopted a local "Plan Regulador* (regulatory master plan) for this maritime zone, and consequently, no concession rights can be granted for land development at this time. However, the municipality is actively working on this plan, which presents a significant land banking opportunity. While bureaucratic processes in Costa Rica can be slow, the potential for future development makes this a promising long-term investment. Until then, the land remains usable and valuable as a private retreat.
To the north. Playa Zancudo shares the same regulatory status, with developed lets featuring notels and resorts that sell for ten times the price of these undeveloped parcels. This contrast highlights the undiscovered potential and the ongoing opportunity for growth and development in the area.
